About Grandview Heights

Grandview Heights sits on the rising ridge of South Surrey, roughly bounded by Highway 99 to the west, 32 Avenue to the north, 168 Street to the east, and 16 Avenue to the south. It is one of Surrey's most actively developing neighbourhoods, guided by the city's Grandview Heights Neighbourhood Concept Plans (NCP1 through NCP6).

The area pairs newer single-family streets and townhouse enclaves with the Grandview Corners and Morgan Crossing retail districts on its western edge. Ocean glimpses, large lots in the older pockets, and walkable new sub-areas like Sunnyside Heights give the community a distinctly suburban-modern feel.

History

Once farmland and forest on the South Surrey upland, Grandview Heights began transitioning in the early 2000s when the City of Surrey adopted the first Grandview Heights Neighbourhood Concept Plan in 2001. A sequence of NCPs has since opened sub-areas for staged development, bringing servicing, schools, and parks to streets that were largely rural a generation ago. Today the neighbourhood is among the fastest-growing in Metro Vancouver, while older acreage parcels along 28 Avenue and 24 Avenue still hint at its agricultural roots.
